THERMAL IMAGING

We use infrared as a supplementary service which can allow for a more thorough home inspection. What infrared allows us to see are surface temperature differences throughout the home. It is not x-ray vision so we can’t see behind walls, but it is a great tool to help spotlight issues not visible to the naked eye. Our Infrared cameras are used to detect possible hidden issues in the plumbing system, HVAC systems, building thermal envelope, electrical service panel and even locate insect hives.

Note: Centerline does not claim IR can literally see through walls. Under the right or properly controlled conditions, a trained inspector can use infrared to make determinations about what is happening behind the wall. This is based on the surface temperature of the wall and differences in the building material thermal properties.

PROFESSIONAL RADON TESTING

We choose to use Sun Nuclear 1028 continuous radon monitors allowing for instant results once the test is completed.

Knowing the test outcome immediately helps meet real estate transaction deadlines. Test results can be obtained after the 48 hour test period.

Radon is a colorless and odorless gas which forms naturally through the decay of radioactive elements. Concentrated levels can be found in homes, other buildings and even well water.

Extended exposure to radon gas can be a health risk. For it is believed that it is the second leading cause of lung cancer in the United States. According to the American Cancer Society, it is estimated that 20,000 cancer deaths are related to radon.

Does Colorado Have Radon?

The short answer is yes. One-third to one-half of all Colorado homes have radon levels higher than the EPA recommended level of 4 pCi/L. Radon gas levels fluctuate from home to home and testing is the only way to determine what the radon level is.

What if my home has high radon levels?

The good news is the high levels of radon can be managed through a professionally installed mitigation system.

MOLD INSPECTIONS

If you are concerned about the existence of mold in your home or prospective real estate transaction, Centerline can help bring you peace of mind. We are IAC2 certified and follow the IAC2 standards of practice when inspecting your home. We use a variety of inspection tools, such as infrared cameras and moisture sensors to find potential areas of concern. Air samples and surface samples are then taken and then to a certified lab for further testing. The lab will provide a detailed report once their testing of the samples is complete. Centerline provides full or limited mold inspections which include a professional unbiased report of our analysis. The cost of a full mold inspection starts at $350 and includes 3 air samples. The cost of limited mold inspections vary on the scope of the affected area.

LAWN SPRINKLER INSPECTIONS

A functional lawn irrigation system is vital to help maintain a healthy green yard during Colorado’s hot summer days. In addition, Irrigation system leaks can lead to high water bills and could damage your new home. By operating the system we will be able to assess the visible components, including inspecting the backflow preventer, controllers, drains, valves and sprinkler heads. We can only inspect de-winterized systems which typically means a sprinkler system can be inspected from May through September.
