Inspection services take time, and they also cost money. There’s no way around that fact. The bigger the property that needs to be inspected, the more expense of both resources is involved. The simple fact is that the inspection of an apartment building complex with hundreds of rental units will take more time and cost more money than the inspection of a single-family home.

However, there is a method of inspection called representative sampling that may be able to help in certain situations. In short, representative sampling involves the buyer and seller of a property agreeing that a smaller subset of the property is representative of the property as a whole. In other words, they agree that instead of inspecting all 100+ rental units, far fewer – let’s say 10-20 – will be inspected, and those will be considered as ‘typical’ for all of the rest of the units. Of course, the ideal situation is still to receive a detailed inspection of an entire property, but in certain situations, representative sampling might do the trick.
